Industrious is one of the premium operators in flexible workspace. The Malibu location had a different brief: a member base drawn from entertainment, creative and professional services—people whose baseline for quality is set by hospitality, not office real estate.
The opportunity was to push past the coworking category entirely. To build something that felt like a private members’ environment rather than a shared desk facility.
Design integrity under real constraints.
Premium hospitality environments are easy to achieve with unlimited budget and time. This one had neither. A compressed programme, real cost parameters, and a set of subcontractors who needed active direction to hold the design intent.
The constraint wasn’t a problem to work around. It was the discipline that makes the outcome credible—proving that the result didn’t need extraordinary conditions to be achieved.

The approach borrowed from hospitality design rather than workplace design: sequencing arrival, transition and focus as a guest journey rather than a floor plan.
That logic had to survive contact with a real build. Maintaining it required active oversight at each stage—not trusting the drawings to carry the brief without translation.
